Architectural Review

Clearing -   (driveway, -home site or –pasture)
Area to be cleared - limited to 30% of total parcel area
Location - outside of wetland and not within 80 feet of roadway. 

Driveways - one per 150 feet of road frontage and width limited to 20 feet.  Driveways are encouraged to be gently curving to enhance privacy, conform to the natural contours and mitigate potential erosion problems.  Upon initial clearing all driveway must be stabilized with wood chips.  Driveways may also be stabilized with rock or “paverstone”.  No poured concrete or asphalt is permitted.  

Erosion control -  Driveways must initially be covered with wood chips to lessen the potential erosion of the newly disturbed soil.  Home sites and pastures must initially be stabilized with either a covering of woodchips or planted with grass seed. Potential wash areas shall be stabilized with hay or wood chips.

Structures
Permanent - the Plantation’s vision is to create a rustic look of vertical board and batten or old log and chinking cabins.  This look is encouraged to be located where it is visible from roadways.

A non-“old” look such as manufactured uniform logs, plate glass windows or other arguable modern preferences may be allowed so long as the structure is not visible from the road or easements along parcel boundaries.

Temporary Structures – such as campers construction trailers etc may be permitted so long as they are located where they are not visible from the roadway or easements along parcel boundaries. 

Miscellaneous Structures – are defined as anything that does not fit into other described categories of architectural review.  These may be permitted when located where not visible from road or easements along parcel boundaries.  Examples are pole barns, sheds above ground pools etc.

Storage of Vehicles, equipment, supplies and miscellaneous items – may be stored on parcel so long as not visible from road or easement areas along boundaries of parcels

 

Construction
Permit fee -  $1500 to Walton Plantation Owners Association.  $500 will be applied to house plan review and approval.  The balance of $1000 will be returned after certificate of occupancy is issued by the County if no damage to road or trash pickup is incurred by the owners association.

Square Footage - no minimum square footage for house.

Setbacks - 150 feet from center of road, 32.5 feet from side boundaries and 40 feet on rear.  15 feet setback from wetlands applies as well.

Fences – black horizontal wooden board of two to 4 horizontal boards.  Metal gates or other enhancements may be approved.

Foundations – a wood piling square or round resulting in at least 2 feet off-grade for the first finished floor. Lattice, butted board, stacked rock, landscape material or similar suitable materials must be used to cover underside of structure.

Exterior siding – vertical board and batten vertical butted board or horizontal log and chinking.

Windows – wood or vinyl covered aluminum.  No uncoated aluminum windows or exterior doors.

Roof material – metal of gray natural metal color.  Standing seam or 5 –V crimp.
